Buying a house is often described as one of the most stressful events we can go through. In fact, according to a recent poll, it is even a more stressful experience than bankruptcy, losing a job, planning a wedding, becoming a parent, divorce or even the death of a loved one.

So, here is Home Estate Agents guide on how to reduce some of the stress when moving house.

1. Although mortgage lending figures have gone up it is still difficult to get a mortgage, particularly if you are a first time buyer. Before you start looking at properties, work out how much you can afford to borrow and search comparison sites to find the best mortgage deals. Then get an ‘Agreement in Principle’ from a mortgage lender to show how much it is willing to lend you.

2. Remember there are additional costs involved in moving – fees for surveys, solicitors, arranging a mortgage and removal cost. So, do your sums and overestimate potential costs to avoid any nasty shocks when the bills come in.

3. Choose your solicitor carefully by asking friends for recommendations. It is important to have someone you can trust to complete all the legal work efficiently.

4. Get a comprehensive homebuyer’s report to give you peace of mind that the property you are buying has no serious defects. It may seem like an unnecessary extra expense but it could save you a lot of money in the long run.

5. Moving home is an ideal opportunity to de-clutter your current home. Sift through everything and get rid of anything you haven’t used for years. Get rid of your unwanted items to charity shops or sell at car boot sales or on eBay.

6. Start packing early to avoid a last-minute panic. Buy packs of boxes, bubble wrap and packing tape from a storage company. Start boxing items you want to keep but don’t use regularly, such as china, ornaments and pictures. Label every box with its contents and the room it should go to in your new home.

7. Book your removal firm early, particularly in the spring time when they can be particularly busy. Alternatively hire a van to move yourself.

8. Moving home is a great opportunity to save money by switching to cheaper energy and broadband providers, or considering having a water meter. Also look at updating your buildings and contents insurance to make sure that you are fully covered.

9. Don’t be afraid to ask for help from friends and family whether it is to help with packing, sorting out clutter, or providing refreshments.

10. Despite careful planning, sometimes the unexpected happens. So go with the flow, be flexible and keep a cool head.
