Find the Right Area

When looking for rental properties in your desired area, ensure you use estate agents and not letting companies as you could have to pay fees for registering with a letting company.

Take a Good Look at the Property

Although you’re not purchasing the property yourself, you will be the one living in it so you must ensure the space is right for you. Once you start viewing properties you will quickly realise what it is you need from the property and what you don’t which will help you narrow down your choice. Only sign a contract once you are completely satisfied with the condition of the property and this includes checking it has all the requirements you need, including a gas safety certificate.

Protect Your Deposit

If you’re moving into a rented property, then you want to make sure that your deposit is protected for when you eventually move out again. Once you have paid your deposit, the landlord has a legal responsibility to protect your deposit in a tenancy deposit protection scheme. It must be protected within 30 days, and the landlord must provide you with the details of the scheme and how you can get your deposit back.

Check the Details

Once you’ve signed for the property and you’re ready to move in, write a list of the contents in the property and any damage that is already there and take pictures that you can compare to the photos you take when moving out. This will help prove that any damage caused was through no fault of yours and will also help you get your deposit back. You should also make sure you have all the contact details you need for your landlord in this circumstance too.
