Not every potential house buyer that views your property will want to put in an offer. In fact, almost half of all buyers decide whether or not they want to purchase a property within the first five minutes of a viewing which adds even more importance to the phrase ‘first impressions count.
You might believe that a potential buyer is turned away as a result of the property itself but sometimes, it can actually be something in your home that they simply didn’t like. Below, we’ve generated a list of the top reasons a buyer is turned away from a home, to help you understand where you’re going wrong.
Kerb Side Appeal
Like we said, first impressions count and the first impression any buyer is going to have of your home is the front exterior. Ensure the front of the property is tidy and welcoming, especially if you own a terraced property that has no front garden or parking. If you have a front gate, ensure it’s working and if you have plants in front of your home, spruce them up before your viewers arrive. Give any paths leading up to your house a quick sweep too and wash any visibly dirty windows.
Lack of Cleanliness / Tidiness
Following on from the above of sprucing up your home’s exterior, it’s equally as important that the inside feels clean and tidy too. Giving your home a quick dust and a spring clean is such an easy thing to do and will allow your viewer to really picture themselves in your home. If the only thing they can think about is how much of a good scrub it needs, they won’t be able to do this, and you can wave goodbye to any potential offer being made.
Outdated Electrics
45% of people are put off a property through outdated electrics and old inefficient heating systems. If you know your system needs updating but you aren’t keen on sorting it before you move, get some quotes so you can provide the prospective buyers with costs should they ask for them. If you are looking to have this sorted, ensure your buyers know of this as it could be a positive selling point.
Not Enough Space
Now it’s obvious to say that a viewer may be put off if they don’t feel like there’s enough space for them in the home, but what we mean by this is you yourself providing the viewer with space during the property viewing. Being hot on the heels of your prospective buyer will make them feel like you have something to hide that you don’t want them to see. Allow them to explore the space in your home properly with no limitations and this will make them feel much more comfortable in your home.
