Why is the owner selling the property?
Often, there is a motive or a reason to someone wanting to sell a property and whilst on most occasions, this will be simply to upsize or find something new, there may be a hidden motive that you should be aware of like dodgy neighbours or a bad location.
How long have the owners lived there?
If you don’t get the answer that you’re looking for with the question above, this may be one to ask to find out more. If the owners have only lived there for a short period of time then you may be able to understand why.

The last thing you want is to purchase a property that is going to have its view destroyed by a new building, or its access limited.
What’s included in the sale?
Yes, you’re buying a property but, in some cases, you need to know whether there is any additional land included if the shed is staying if you’re keeping any fixtures, etc that could influence your decision.
Is the house at risk of flooding?
Although not a common occurrence for all, when flooding strikes it can have a devastating impact. Not only this but should you purchase a house that is at risk of flooding your overall home insurance will be expensive too.
Are there any structural problems you’re aware of?
The last thing you want when buying a property is to be led to believe it simply needs a lick of paint when in reality it needs an entirely new roof or internal wall.

Asking this question can make it easier to know what you should offer. Whilst the estate agent might not be able to tell you the exact amounts offered, they may be able to hint, allowing you to work out what offer you could make to be accepted.
